Is private lending as simple as it sounds or are there regulations to follow.

Hi Bryan,It's very rare that you would be able to put down 0% on these deals as lenders like to see that you have some skin in the game (worth giving a try though).

Thank you  You will need to get an attorney or potentially the title company could create the documents but they are typically created by the lender and their attorney. 

In my area, they normally pay at the last minute, even the morning of the sale.Never seen a nice house with a big mortgage actually go thru with tax sale.Could happen.Who is the lender?

NO reputable lender asks for funds upfront besides appraisal fee.Have heard MANY horror stories related to upfront fee lenders and it rarely ends well.

The recent interest rate hikes have taken a toll on this deal for me; however, because now my lender is telling me that because of the changes, I need to pay off more debts to make the deal work.
