@Bernadeau Charles, I have only does one syndication in past (and it was family), but I have been studying it a bit and doing preliminary planning and have found this book by Gene Trowbridge to be very helpful on details and differences.

I've run the numbers on the deal that I currently investigating and now am crossing my 'T's and dotting my 'I's and about to put an offer in.The question I have now is, during the due diligence time between going under contract and the actual closing taking place, should I hire an inspector to do essentially the same thing as this contractor has done or not?  

Hire a private investigator and possibly hire an attorney once you find him.

this allows me to do preliminary showings without having to schedule anything, meaning:1 - no lates, 2 -no shows, 3 - no overlapping showings4 - immediate showings.I have a questionnaire at the end with a part asking for a formal showing (if they're interested). 

The building is in the preliminary stages of getting assessed, both buildings surrounding it have just have undergone renovations.

The investigation is incomplete, but it is suspected to have been a short around the breaker box - no fault of the tenant that started the fire.
