Market rent in the area is maybe 2200.Needs about 10-15k repairs (paint, carpets/flooring )ARV could be 550k to 630k. 

I want to make each of my homes a standard for all my homes so that it is pretty easy when it comes to whipping one into shape to be rented.I have read blogs where some people use the exact same paint for each home, some use a ton of door stops, mini blinds, no mini blinds etc.

Does anyone try to time painting to happen days before an open house so that the new paint smell lingers when potential buyers walk through?

We were able to walk it with our agent prior to auction and the place needs very little work (has new carpet and new paint - appliances needed).

But, I also know it is the cost of doing business.Mike, I inspected the house tonight, and in my evaluation, I feel the home will need interior paint in all rooms 1000 sq ft home, also MAYYBE will need carpet, maybe not. 

They had just painted right over it.
