Everyone has access to the kitchen, bathrooms, etc (if it's not a bedroom it's a common area) it's stocked with basics (sugar, coffee, cooking oil, etc), same with bathroom (soap, toilet paper, shampoo, shower gels).

It all gets stripped to the outer walls, mechanicals replaced, and upgraded anyway.About the only things we consider to add structural value to a "distressed" SFR is the remaining roof life, HVAC upgrade (gas instead of oil, central air instead of window units), high ceilings (of the lack of low ceilings), replacement windows, and actual above grade square footage.

I know midland has historically had a shortage of housing due to the oil and suffers from that cyclical economic issue do to oil price fluctuation but I know quite a few investors out there that make the buy and holds work.
