Hey Guys,  I work out of the Santa Barbara area and looking to build a mastermind group here as well.  

Not to mention the ability that you can have something to fall back on if your investing does not work out.

The mason in NY did say that if there were a breathable product that it may work out.  

After several phone calls with attorneys, I have not gotten one single attorney who wants to deal with wholesaling because it is a "dishonest" thing to have the seller under the impression that YOU are going to close on the property and/or it is a waste of their time because "most of the time these assignments of contracts never work out".

I was going to recommend the Acid Staining as well -- I wouldnt do it myself - pretty labor intensive and a few steps - however looks good.  

If you think it is worth it and the numbers work out ,then you can offer full asking price.

Reasonable labor should be like 7.5k total if you are buying all the material.Remember the contractor is just subbing all this work out to the lowest bidder anyways.Best of luck.
