Don't get stuck in port taking care of the money pit. 

Section 8 tenants do not expect those upgrades and will not care for those upgrades. 

Their pain point is that they need to be out of the place, quickly due to the health problem.

Any tips , recommendations would be very appreciated.

They don't care about what is stored there.

Who cares how much money you have if you can’t find any deals.

You have that the tenant reporting the issue to you, you getting it looked at, making a determination the door was damaged and now you will send the tenant a bill for the door and ask them to take care of that during the course of their tenancy.    

Another tip is to get really good at figuring out comps/ARV for deals and using the 70% rule.
