The con of this though is that the monthly payment is much higher, thus reducing my cash flow significantly (if anything).Since I am somewhat new to real estate, I know there are more variables to consider like appreciation, or refinancing or HELOC down the road.

It's sell, take the 100k profit, your at 360k in the bank, VTSAX or money market and chill for a bit, see how this market/economy thing plays out, rates have to come down no one can afford at these rates, then maybe look to refi and get the rate under 5%.Also something to think about.....

FHA is usually what people do in this case since the minimum down payment is 3.5%, but you may also quaify for conventional with 5% down.
