Two or so years down the line, the patch will start flapping in the wind again and the leak will start right back up.This is the sort of thing that if you don't have someone who's good and conscientious about small roofing repairs, and they are few and far between in this game, you're much better off handling it yourself, and if you can't handle it yourself, you're doomed to pay for the whole roof replacement anyway.

@John Warren Yeah I work in San Antonio, I am currently working on my first flip so I won't be needing a portfolio lender anytime soon lol, but I am an agent and I work with investors that would benefit from looking into that option, so I'm just trying to get a handle on what that process looks like.

What can you qualify for.But first deal make sure you go based on fundamentals, you can handle the mortgage, you have an exit strategy if it does not go the way you think. ie: rent out, flip, live in the property
