I am isting a bank property on a manufactured home on 6 acres it is 20 years old will need a new roof, about every wall has been punched through, carpet will need to be replaced, possibly no HUD plate as I didn't see it.

A modular home is built to the same California Residential Building code as a site built home, not to HUD codes like a manufactured or mobile home, and they are deeded the same as a site built.

Good contractors warrant both their work, and in the case of materials they purchase, they will access the manufacturer's warranty on your behalf should a part fail.
