We do not normally operate Parks out in that small of a town so nervous about expanding and trying to get new tenants in place.

I looked but found nothing that really answered my question.I have a small home in a class C area, just a small area outside of town with little commerce and mostly quiet area. 

And someone in my town just applied for a zoning variance to do this exact thing.

I would explore the section 8 route as I think that improves the scenario. 

If anyone has a recommendation of a great Agent who has experience with flips and has a good handle on what is happening around town I have a few questions old love to ask.Thanks!

Their office was in the same town, a few blocks away.

Because of my location, I have a variety of options, from smaller multifamily places in a city with low crime, larger 6-10 unit low rises in higher crime areas, or bigger 10-20 unit low rises in small towns.

The other thing to keep in mind is that there are also portfolio lenders around who have 5% down products that may be worth exploring, possibly less red tape.
