That being said I think a STR needs to have some amenities that stand out compared to other comparable properties (ex. heated pool, hot tub, on a golf course, walking distance to shops/entertainment)  We have an electric heat pump on our pool and don't charge extra for heating during the winter which I think helps with our bookings.

I have been encountering a lot of resistance form listing agents who barely even entertain the thought of receiving one of my submissions because of "investors" putting in very high offers.

I know I was pretty bummed about the entertainment / meals changes which affected anyone with an LLC etc...so I just want to be less shortsighted and felt like this *could* be a place for a healthy conversation.
