I'm not worried about finding the meters themselves, I'm more worried about getting the right software to track water usage and make invoices for the tenants so that I can waste as little time as possible on the bookkeeping.

IMO, if you get involved with a note dated after the effective date of the SAFE Act (last July) or your state laws as adopted, there had better be a broker's/originators seal on the note......down the road, you could have an illegally originated note!

BUT, to get anything in your favor may be extremely difficult, also depending your state statutes.A lease agreement does not have to be in writing to be effective (with some exceptions), so you offer the premises, the tenant accepts the offer by paying the rent, voila, valid legal contract.Problem here are the terms.
