Two things to keep in mind are that the timeframes between eviction process procedures are critical. (7 day notice can be given on day 8, sheriff service must be done within specific amount of days, so many days before court, etc.)

If the tenant is being unreasonable, I may look at offering a mutual lease termination.Bigger picture, it may be an opportunity to look at your turn around procedure, tenant on-boarding or maybe even tenant selection if you got an unreasonable one...Best of luck!

Have the proper documentation that shows that there is no bed bug infestation or presence of any kind.Write into the lease that if bedbugs become a problem after the move in date, that the tenant has to pay for the extermination procedure.

@Milo Jocson Not sure how much that really will help in truly stopping the spread but if someone does get sick in your building you have policies and procedures showing you had changed and increased your cleaning standards/timeframe.
