I don't know the demographics for those areas well but seems like Pittsfield is the biggest population center so if that can't sustain one trying to make it live by drawing from even more sparsely populated rural places to keep it alive isn't a great bet.If you are willing to travel a little more for it and want to draw better the closer you get to Springfield the better you are likely to do.

As for the other uses, it literally is just 4 walls and a roof, directly behind a strip center so there are not a lot of other uses for the property.

The access is the same for both, but the visibility is much better for the other one (mine is tucked behind a strip center)I am having trouble finding another apple to compare, that is my dilemma.
