I haven't had one walk across my face yet-- they can sense body heat and they prefer to avoid it-- but I've had my share walk across my feet.

In an example, there are cases in Florida body of law which have a lender using the face rate of the note but by the way the capital was distributed to the borrower the usury rate was exceeded.

There are opportunities in and around Austin...but you need to be ready, able and willing to (1) spend time finding them, (2) have your criteria defined so that you can recognize them when you see them, and (3) be able to react quickly to them. 

I'd wait a bit to see how the housing market reacts to the high rate of unemployment.

If this is the building your manager is cleaning then I'd for sure get another body in. 

Other than that, the only window upgrades that I would suggest would be to a full body window.
