Your best bet is to pay down your credit card debt, it isn't sexy but paying it down gives you a guaranteed return of 15% or more depending on your rate, that sounds like a no brainier to me. 

There are many real estate focused CPAs very active here on BP who work virtually  like @Daniel Hyman & a Houston local @Michael Plaks

In the last count, investors bought more than 1400 properties thought OP with MI promotional activities without regards to investors’ well beings.

If you don't have the time to devote to commuting, then maybe you guys should rethink being active investors in direct real estate. 

I enjoy most sports, outdoor activities, and spending time with family.

I have been a huge fan of this community for years and now have decided to become an active member.

However, having lived in an area similar to this previously, I felt confident that I could avoid most of the pitfalls of investing in a C class neighborhood as long as I stayed somewhat active in its management and check ins.

@Desiree King It's a very active area for wholesaling so you should be able to do well starting off with that.
