All these activities could be done by anyone and none of the activities are things that require an agent.. but some of the better candidates I'm interviewing happen to also be agents.

If I was you, I would seek out a small local bank & try to obtain a commercial loan for each property you want to buy  .If you can't do that then I would seek out private money from somebody that you know or know of.I would also strongly suggest trying to get the owner to finance if you can.There are lots of ways to get money, but hard money lenders should probably be your last choice.  

I'll spray the perimeter and if need be the inside but I'll also tell the tenant that this is the south and if it's hot and dry it's not unusual to see these critters coming in to seek water.  

Another property I saw I was posted on a Saturday night before sleeping, woke up next morning to inquire, it was under Active Option Contract.

This is why you should be in contact with at least a handful of active buyers. 

When properties go to pending or back up status they will still show as active on those sites for weeks.
