The down side is college housing, so more property damage and turn over and reliance on the future prosperity of the university which I think is a pretty safe bet.

If you want students, buy near a college or university and look for something with lots of bedrooms and more than one bathroom.Don't buy the fanciest or most expensive house on the street. 

Auburn is a great rental market thanks to the University.

There are plenty of options around Orlando that could work well, this is just one that would be much easier to rent by the room because of the University.

@Christian Albright If you're committed to S/SE Denver, I would look around Wash Park, Denver University, and near the hospitals (University of Colorado Hospital in Aurora) for neighborhoods catering to young professionals. 

@Thomas MoranI think the Greenville market is a strong market with the hospital and university anchoring the economy.
