Typically net 100+ comments in the first day, usually about 25-30 messages, 6-8 applications and a couple solid choices. 

generally a waste of time.. but you can always ask.. lots of work with probably more money owed than what you think. and poor lady is probably more stubborn than you think.. and she will probably call 10 I buy homes for cash people and work the best deal she can.no equity sub too is a terrible play in my mind.. why do it..

@Lumi Ispas  I think the reality of wholesaling out of state unless you have a very large amount of money for marketing is a non starter.. that's why I suggested buying a 1k house.. at least in the first 10 minutes of Cody looking at the internet he could find a house he could buy.. ( don't waste money on postage and such) and then he can use whatever resale techniques he has learned from others here on PB and resell for say 2 or 3k... and make some money.. without costing him more than his time..

@Jordan Bochner, If underneath are some nice solid sub treads (good condition 2x or plywood), you can use anti-slip paint designed for steps & flooring (an example would be https://www.homedepot.com/p/Sure-Step-1-Gal-Anti-S... ) for the treads, white for risers to give them a high end look. 

In this case, I wouldn't have wasted money on having someone come inspect it.

Just curious if anyone has a solid reference for a good CPA and attorney (both with experience in real estate investing) in the Cincinnati area.
