You’d book the deposit as either a capital contribution or a loan to your LLC from your family members and perhaps offer them an informal note explaining the loan terms.If you want to properly secure the loan, like we do and which I strongly recommend, this will involve a note and recorded mortgage or deed of trust (state specific) and a number of other documents and disclosures, including even a personal guarantee.

He understands he's in a seller's market with lots of investors flocking here with all cash offers, and I'm worried that if I don't figure out a creative way to get it fixed I'll be out lots of cash I need to use to increase the value of the property.My plan right now is to understand what kind of warranty/guarantee came with the roofing job and hopefully have the company who did the work make it right if they really did replace it recently.

It's a trade-off, I know.Just as an example and not saying there are any guarantee's, we bought a house in 1985 for 95K a year before the subway opened.
