In 2023 before I invested any funds, each and every time that I spoke with their representatives, I asked as my FIRST question if Norada Capital Management had ever missed any interest or principal payments, and was always told the same thing by their representatives, that Norada Capital Management had a perfect payment/reimbursement history. 

He would take out the loan on a multi-family and I would provide the funds for closing and reno as he lives there for 2 years. 

I may have misheard but it didn’t sound like commercial loans either- it sounded like single family investor owned properties.

The self-sufficiency rule does not apply to a duplex (nor a single family home with an ADU). 

I would need a multiple unit since I have family and kids.

I’m looking to buy some single or multi family units for long term rentals that would provide at least a moderate degree of cash flow.  

The most likely time for dogs to cause damage is during the first year of ownership, whether it's a puppy or an older dog that is just new to the family and going through training.I wouldn't rule them out over this one issue, but I would certainly be cautious.
