If we didn't have the ability to handle any issue in house without notice after a 3am phone call, I would not have embarked on this endeavor because the worst thing that I can do, especially in a state the size of mine is to over promise and under deliver.

If they need materials, ask them for a list of what they need or go with them to pick them out, then have them delivered (or take them yourself) to the job site (inside).

My understanding is you should be OK, same could happen if previous seller orders $10000 of exotic wood flooring from a local supplier and have it delivered, then not pay, the supplier files a lien, you have title insurance.Wouldn't hurt to have something written up by the seller so he assumes the liability of this if any, and/or obtain a hold harmless from the tenant.However the liability of that one incident does not go away.

@Jay Hinrichs  I never worked as a bagger; but you and @Brian Burke are in good company as Kurt Warner was working as a bagger before going to Super bowl and Hall of Fame.I worked delivering the daily newspaper as a kid for what now seems like such a pittance.

It's about repos, packages, and dumbing down the process of software development so the masses can write software easily, thus we deliver product for less.Companies are now racing to zero in cost, moving headquarters, lowering pay as the bar gets lower.
