weigh out the risk ,come from a worst case scenario approach , the most important thing in my opinion is screening the tenant,i have 2 properties near the West End Mall close to Fort McPhearson,even though its a low income area dosent mean that all the tenants are bad or don't pay ,you just have to find them ,I did and I'm far from being some kind of guru Good Luck!

Since you disagree with Ramsey (rightfully so), avalanche the mortgages, rather than snowballing them, unless you would save more by eliminating the PMI from smaller mortgages..

Every property and area is different and none of us really have enough info to know, but personally I would guess worst case his numbers are more like 5% management, 10% maintenance/repairs/capex, and 5% vacancy (and I really think those numbers are way worst case).
