I would not acquire a property from an incarcerated person with a buy-and-hold plan.I considered marketing to this niche some years ago however each and every one of my files involving incarcerated persons (4, I think) had problems due to the people, beyond title, probate, foreclosure and code enforcement.You could reach their relatives and "known associates" with a variety wide marketing efforts and publicity.

Some of the earlier properties used vinyl in the bathrooms and a couple used laminate in the kitchen (a no-no, yes) as @Aaron R. pointed out, ha.I used a variety of laminate throughout this thread but used the HomeDepot TrafficMaster the most as it was very affordable, looked fantastic, holds up well and had free shipping.  80cents/sq ft (with free shipping) if you buy the pallet...and any overages you can just return yourself to HomeDepot....hard to beat that.https://www.homedepot.com/p/TrafficMASTER-Russet-Hickory-7-mm-Thick-x-7-2-3-in-Wide-x-50-5-8-in-Length-Laminate-Flooring-1063-48-sq-ft-pallet-45109P/303330739

I know that many of the different meet-up groups in the US have recently started trying out virtual meetings due to the lockdown and if there is any possibility to have one of the meet-ups virtually it might be a good way to connect with additional investors like myself that aren't able to attend in person for a variety of reasons.

Datafinder.com has a variety of data products for use in lead generation ... but just skip tracing (or they call it phone number append) is $0.04 per record and they have a ~70% success rate.

I just found your forum while researching the REI field.I'm wondering, is it common for investors to have a variety of holdings, (ie: a mix of notes, rental property, rehabs), or do most people specialize in one area?
