There could have been other contingencies besides price in the other offer that made it more attractive to the seller/listing agent/bank.Also I don't doubt there could be some corruption involved with the listing agent giving inside knowledge of counter bids to a preferred buyer agents.I've lost a couple foreclosure bidding situations under suspicious terms.

Among its characteristics are:- Plus: Higher cap rate- Plus: Your place is available (for sale or for personal use)- Minus: regulatory risks- Minus: PM issues  So because some investors are attracted by the higher cap rates, but can't handle the issues on the long term, we are also seeing a lot of people being tired and wanting to stop VR.

So its just not one size fits all. its regionalized and frankly if these folks starting out think they are going to  be investors when they really have no money ... and no skills.. then well like you said 95% will never do a thing.. while most should concentrate of getting out of debt and increasing their earning power.you don't get wealthy or a lot of earning power in the leverage rental houses game if you do not have a lot of liquidity going in.. and or can attract investors to help you or other strategic partnerships.And like you said you been doing it 15 years.
