I am considering only doing a 6 month lease with a double security deposit due plus first months rent. 

I've moved to a full automated move out process equipped with video walk throughs that explain the process and what its we look for in regards to cleaning and how the property should be left for a tenant to get their full deposit back.  

I prefer to have a security deposit that equals one month of rent, and a non-refundable pet deposit if $350.This tenant payed $350 for a security deposit back in 2011 and a $350 deposit for his dog the old lease doesn’t not say if it’s refundable if not.
