@Mark Boudreaux go highly targeted like you're saying, and target leads that you don't believe are being competed for heavily.

Make it your focus to identify the portion where you're not competing, and you will win. 

 $25k is a good amount of money but it is not enough to let you compete   with the all cash, and no expense too high for me investor.  

You will learn a lot here, and more importantly, you will meet a lot of key players who will help you get to your goal.

I recommend reaching out to the big REO agents in the area they might have a connection with the asset manager and could possibly give you more info, but this is hard unless your a big player and have established a relationship. 

You might want to consult a competent CPA to give you better advice than I can and also about why you may need an LLC (tax benefits etc)
