Realize TK saves some work but is a long term play as you are purchasing at high retail. 

If your credit score isn't great but a lender can tell you know your stuff he/she is more likely to play ball. 

@Markia Dunn  I was actually thinking about your post today, I should also mention the wholesalers that are playing the auction wholesale game here, are also bankrolled very well. 

Rest assured the tenant in the BK know all the ins and outs on how to play the eviction game.

@Maneesh Joshi in that case, i would just look up a different SF agent in Philly. there is no reason they cant cover you if you are actively looking for tenants. vacancy would only come in to play if you knew it was going to sit vacant for a long period of time

Even if they didn't come in as formal written offers, if a large number of people were asking for disclosure packets or discussing price, play this up.
