@Kent MeentemeyerHere when a title company does their search, they Usually do what we call a City/County Lien search....this involves actual letters to the various county depts asking if there any violations/fines Pending, as these don’t show up as recorded liens.

As a owner, I would want someone with some experience in the buzy, pending cost and how the agreement is stated I would give you chance.
