For example a quick close to lower his carrying costs, paying his closing fees, etc.

A property was vacant for 40+ years, tax lien sale on courthouse steps happened last december and someone won that. 

Has anyone had any luck getting a delinquent tax roll from Harris County?

Maybe just a stern letter from an attorney will be enough for the sellers to come to an agreement to pay something to you without having to take it further. 

Both purchase price taxes and expenses could be disputed as higher or lower though I think they are pretty reasonable.

I don't have the money to pay cash for a home in order to get around that requirement, so i'm looking for ways to finance future deals without going the traditional mortgage route.

For example:A quadruplex at $500,000 with 0% down and an interest rate of 5.75% with property taxes of 0.6%, $4,000/year in home insurance and $5,000/year in repairs will have a total out of pocket of $3,980.60/month.
