I am currently only involved in the IMA, no pressure, I can take this at my own pace.  

I find it amusing that you spent so long arguing information you can find in any freshman-level finance textbook, but I guess some people learn at a slower pace than others. 

Do you have any suggestions how to go about finding someone who would have time it takes to be a step-by step guide since it all happens at different paces?

STR demand has failed to keep pace in some markets that recorded substantial increases in 2021.

They don't appreciate at the pace that they should because no one including you or me wants to live next door to a tenant that doesn't take care of the house when you spend that amount of money.

There is enough interest and potential money being invested that if it keeps pace it can turn around in a decade or so (once again to long of a conversation for me to get into now).
