Opening a separate account is very easy with online accounts such as Citi 360.

Get financing approved.Write a contract (can find a state contract online or make one!).

I made a tester on my own that connects to my air compressor from parts at the hardware store but I believe you may be able to find one online.  

I've also found tenants from online classified ads, holding an open house, and from my own website. 

just reading online it seems like it should be a matter of months, not years. but i am not educated in the topic... perhaps it is very complicated!
