Folks, is anything sinking in?

You'd be surprised how quickly folks comply once they have a deadline set in front of them.  

Its not that they told me anything about this before and I did not take any action on it.Can experienced folks suggest what I should be doing now?

First of all does it make sense to send to these folks, and secondly is there "file date" that would make the most sense to target? 

s, unless market rent is higher for those properties, folks may be shy about gambling on it, as @Kevin Harrison suggested.

If I were just starting and looking at doing foreclosures, I might have a few names (ask who the folks at your REIA use) or even try to meet briefly with someone that could help me understand priority of the interests like a real estate lawyer or mentor.

For all my Austin folks out there... what's the craziest deal you've closed, and how did you win it?

Seems like folks that far behind in a lease might likely not have great credit though. 

I am sure this fits some folks' business model.
