There’s a chance that you could find a great group located hundreds or even thousands of miles away from you that is buying real estate located in other states (with better economic fundamentals) and get better results than investing with a local shop buying locally.

I do need to look into San Antonio more, it’s just an area that I don’t know which part of towns to go for or avoid as all wholesalers just tell you this areas blowing up and going to appreciate like crazy and you drive down there to see an area where it would be the only house within 5 miles that’s in decent shape.
