I’m not an expert of the area by any means however I looked at several properties in the area and the two big takeaways for me we’re 1. the rents-to-purchase ratio are fairly low and 2. you’ll likely be dealing with large, older families.

If the large loss would have put you at a big disadvantage if you found a deal today and needed the money, then I'd still go with safety and accessibility (savings) over the brokerage.But ultimately its up to you!

I'd give him the legal notice, and return his deposit (yes, it will be painful, but if you don't have proof, IMO it's a lost cause, not worth the hassle/stress) , and offer him a sliding scale, $400 if he moves out next week, $300 if he moves out in 2 weeks, $200 if 3 weeks, contingent that he cleans up the place too.
