@Dennis Nikolaev The only alternative I can see is to Short Sale them, if the mtg balance is higher than what you could net from a sale.You will need to talk the Loss Mitigation dept of your lender and hire an Experienced short agent, they will know what to do and how to handle the process.

You should go after yourself.An appraisal is one person's opinion of value at a given time.

At the end of the day it’s a personal preference. 

To add to that, I saw one person recently quasi self soliciting on a post and if you google the person they have had several lawsuits or taking money 10+ years ago...

I suspect a more creative person than me could expand this list.
