This would turn it from a 2bed/2bath into a 3bed/3bath with potential for split rental income for future owner.

If the landlord's already owed $500 from the security (say 2 months into a 12 month lease), that may not leave much more security to cover all future damages/unpaid rent/cleaning fees/etc. at move-out.

Are you for sure going to use them in the future, or are you going to do the work yourself and just get the bids to satisfy the lender?

I was never one to sit down and read, however more recently I have found how relaxing it is and instead of reading some fairytale story I'd much rather learn how to better my future and adjust my outlook on life.

When I move out in the future I hope to rent my side out for $600, putting the total rent at $1100 a month, minus the total payment of $723 giving me around $377 cash flow.
