@Robert Adams yup probably that or the famous craigs list ghost adds.this is really comical all these wholesalers who really have no clue that are trying to put these deals together.. man it really creates a very bad image of the industry I think. no professionalism at all.but when you have BP Interenet webinars and late night TV adds pounding into peoples head that they can get rich in RE with NONE of their own money this is what you get.

If I could go to any below-market-rent building in Oakland w/ just-cause protections and end the leases with the tenants because they are not market rate (sec 8 or not), I would be a rich rich man by now.You actually have it better than most out there, because without Section 8, you would still be sitting at lesser rents than your $1200 AND still not have the ability to end a lease!

I realized that the rat race I was in and had been sold from parents with great intentions (go to school, get a good job, etc) was not going to be the future for me, especially after reading Rich Dad.

We still have mortgage brokerage and lending laws.In the old days any old rich guy could make a loan, not any more.
