And because it is a flat bps % on the loan, it wouldn't be a proxy/term/condition of the loan and  definitely not paid by the borrower.Am I missing something?

Creative and sky is the limit. from is flat piece of dirt and turn it into nice housing that people will enjoy living there is rewarding and a sense of great accomplishment. 3. skill building, it require many areas of expertise from start to finish. the amount of knowledge and skills one will learn is a lot more than just flips or buy and hold. from the understanding of zoning, city planning, drafting up plan with architect and engineer, approvals, documentations and financing. the list goes on and on. maybe this is as much as a cons than a pros depends on how one sees it. 4. development low income housing, we have a housing crisis, and developer are not focusing on people with low income, they have their eyes on where the money is. dealing with state programs can be lengthy but worth the effort in my opinion if the outcome is to build something that is profitable at the same time giving family a better home/environment so their kids can thrive.

. ** We ask for T24/T36** Income: 1) Rent growth - flat for next 3 yrs and inflation for next 3 yrs 2) Any other misc income increase by 2% aka inflation Operating expense (Big ticket items - Lets assumes its a C property)1) Tax - 85% of purchase price and then 3% - Texas is a non disclosure state 2) Insurance (General Liability and/or flood) (example: Flood insurance in Alvin area is ~20K for 40 Unit complex on top of general liability) 3) Make ready (assume 10 units per year based on 90 unit )~10% vacancy 4) Run and Maintain - based on how much capex you will be spending 5) Management fee (6% for your size) may be a bit lower but for now keep it a bit higher 6) Utilities 7) Professional service (attorney/CPA/Lawn/etc etc) 8) Marketing fee Capex:1) Whatever you think is needed (Check roof, water/sewer line/heating aka boiler/HVAC system/Foundation)

Maybe a better options is to set a flat monthly fee with her that sounds reasonable to both of you.My guess is if she is setting the fee this high and she owns the building now, she knows the tenants and/or building has issues.
