With this in mind it seems that an investor could use some rough info to estimate if they would prefer to buy another property or entertain the risk to  build on an existing lot they already own.  

The city is very diversified with high tech, entertainment, government, etc but it will be affected through less tax revenue coming to the Capitol city from places like Houston.

A few of them are big gamblers and I was having a discussion with one of them, he lost $12k last year in Vegas and saw it as the cost of entertainment.  

PG is a great tourist spot so I’m sure you could easily find rentals.We have been renting long term, 12 month leases for both units but are starting to entertain the thought of doing mid-term rentals now.

Location is very important, this property is a mile from the beach and 2 from the downtown entertainment area.

We are not looking for our dream home right now we are looking for something that can bring in cash flow, I've done tons and tons of research online so what I been reading lately is finding an area with good schools, shopping and entertainment and an area that is safe.
