it's both, meaning there's stability and supply may still not increase much which may indicate that future pricing is more dictated by the available supply rather than interest rate.- Which is also interesting is that for the next 12 months, Zillow just reduced their appreciation model from 6% to 4%, so lets say Zillow is wrong, with appreciation is only 2-3%.
