I usually post the notice to vacate- No communication with the tenant-Items of value have been removedWith your scenario, I would declare the property abandoned and take possession, proceed to cleanup and get the property rented

The tenants now have claimed to clean up the property. 

But I also need help with some clean up, I have a non performing self storage facility.  

If you're lucky you might find a GC to just hire you for what you can do, they might let you clean up, paint, lay sod, or general labor....you won't save that much but maybe some.

We charge pet rent, pet fee and an extra deposit for a pet.FWIW, you could have hit their security deposit for the cleanup costs.

If you can clean up the park, fill the vacant spaces, renovate and sell any park owned homes, and have it running like a swiss watch, you should be able to get a loan from a local bank, assuming you qualify as the operator. 

We have this same issue right now and we’ve figured out an effective way to get them to clean up after their pets more consistently, at least in the summers.

I've heard of situations like this that turned into $40k body removals with bio-hazard specialist cleanup crews involved. 

I have, and that much money for a flood cleanup is absolutely nuts.

I own a property management company here in Indy, and I can't tell you how many cleanups I have to do because of horrible property managers.
