Today, the macro economics/demographics are not what most investors are looking for.

It really depends on the demographic of the buyer - SFR houses usually attract families, while condos and townhouses are popular with single people or couples without children.  

So the demographic is really good, lots of young professionals looking to live near the action.

Demographics are a cycle, almost every demographic (economic and population) has seen the tertiary markets of Portland outpace Portland the past year or so.

I live near 2 military bases and I intend to cater toward those two demographics but particularly to he military because youll never have to worry about them missing rent.

Second, dont build "tiny homes" unless you are very very close to a high density city where you have the demographics of a LOT of single or young couples that will rent them. 300-400 sf tiny homes are trendy and catchy but are a very niche market in reality.
