A lot of investors based in markets like California and New York are choosing to purchase their investments OOS in the Midwest because of the affordability and numbers making more sense.

Lots of things come immediately to mind:  Septic problems, a new roof, HVAC failure, lower-than-projected rents. 

Bend - Very few places in the country with the density of luxury new construction properties being developed.Ashland - Micro Bend.
