Work done after the property is leased would either be capital costs (depreciated either over 27.5 years or over the useful lifetime of the item) or would be a maintenance expense (deductible in the year that it occurred).So, doing a maintenance-type repair after a tenant moves in could move the cost from going to the basis of the property to an immediate deduction.That said, most maintenance (non-capex) costs are going to be relatively small, and the headache associated with trying to do these things after a tenant moves in is much worse -- in my opinion -- than the small tax hit.Again, I'm not an accountant or tax professional, so I could be wrong...

You do have unsophisticated borrowers attempting to conduct a business enterprise, the degree of scrutiny is much less with commercial but, basic theories, such as knowledge of the parties, prudent actions of an informed seller or buyer, acting in a predatory manner still apply.

People have success at both, but I tend to see them specialize to some degree as the two strategies are quite different (for example, to flip you want it show room nice, but to rent out, the property may already be in rental condition or close to it)..

We have been told (but we are very skeptical) that because of responses received from Rishel Consulting Group, the Illinois Manufactured Housing Association, the Wisconsin Manufactured Housing Association, the Texas Manufactured Housing Association, the Manufactured Housing Institute, and two law firms, that chattel lending for manufactured homes will be written out of the legislation.The challenge, and the reason I posted this, is that everyone in the industry needs to be on the alert for when the model legislation reaches their state legislators to make sure chattel lending for manufactured homes is, in fact, exempt from any legislation the legislators may pass.
