Some of the markets we are purchasing heavily are Parker, Castle Rock, Westminster, and Broomfield.  

We are also seeing some multi-family being sold for appreciation and debt pay down now.  

Given that we are carrying ALL of the financial risk, I am having a hard time seeing why this would be reasonable or fair.

We took a look at the home and it seems to meet the criteria we are looking for; its in a pretty decent location and within the Clovis Unified School District.  

We are about to use the cash from Loan B to invest in more real estate (our own as well as other people's syndicated deals). 

We are both from Marlton, NJ (South Jersey), but he has since moved to Greenville, NC to pursue a career down there when he graduates after this semester from East Carolina.I am closing on my first deal as we speak and he has begun to look at places for himself.  

A bit about myself, I'm currently active duty Navy stationed in San Diego, my wife who was also Navy just recently got out of the service & I think now is the best time to try to purchase our first property we are looking here in San Diego and some areas in Arizona.

I think back to when I started in the Milwaukee market and I was terrified but through a long process of  team building we are now rocking and rolling.  

Whilst it is not possible to guarantee completion of repairs prior to closing, we are giving it our best shot.Thanks in advance for the advise.
