Is the landlord flexible if a replacement is found? 

If they rented it with a five-burner stove then you should maintain it as a five-burner stove.If you rented the house with a functional dishwasher and the dishwasher breaks, you should repair/replace it.However, you shouldn't bend over backwards.

Sometimes for major issues like replace dishwasher, garbage disposal, etc I meet them there with the replacement items.

I want to get bigger and create enough cashflow to replace my w2.

We replaced an old rotting porch with a larger wrap around porch and staircase.

For example, when you designate replacement properties, multiple properties can be designated as potential replacements.

They may also have friends/family willing to help them out.I would also encourage them to find a well qualified replacement roommate for the tenant that is moving out on Nov 24th.
