As a newbie to REI and looking for a multi-family in Fountain Square & surrounding areas this is very informative. 

What red flags or hidden traps should I be looking for?

I expect once we all return to our offices, we will see a decrease in square footage requirements as employees push for partial work from home policies. 

The square footage of the structure and the total lot coverage should reflect the uncrowded character of the City and the respective neighborhood.

.), and running the 'numbers' suggests nearly 100% return on capital invested post-rehab (though ultimately I still plan to rent).My question is: All else being equal, how much would you discount the price per square foot given the property's neighborhood? 

@Justin DAlessandro I try to stick to only buying 2BR units >1000 square feet for that reason.

Purchase price: $155,000 Cash invested: $1,100 House is 3 bedroom 2 and a half bath with 1428 square feet.

You may have to pay for a retroactive permit and as long as it passes an inspection, then there should not be any issues adding the additional heated square footage...
