Can usually be fixed fairly easily and use in your favor to negotiate lower price - when I do home inspection I make seller think house about to fall down!

Personally I think you can find markets that have great appreciation and cash flow (and more favorable business climate and less punitive landlord laws) but just like people opt to live all over the US for their own pros/cons reasons, people invest all over as well.

So for you to get a tax relief, can be difficult, but doesn't hurt to ask a qualified CPA / Real Estate Attorney, but odds don't look too much in your favor.. 

With your experience, you'll get favorable hard money terms and with that kind of spread, depending on the amount of rehab needed, you should get a sizable return.Best of luckStephanie
