We’re all just so mad that owners and the COA never kept up with repairs.

When I have a potential tenant I give them the link and they do an online application that they have to attach a driver's license and paycheck stubs to and then I request the background check that they pay for. 

Regarding 1031 - this is a huge driver of the real estate market and I cannot see this going away.

Also I believe a carbon tax would be a far better driver of solar adoption.

I don't think the days of market should be ignored but it should not be the only driver and it depends on the market.

I once rented a place to  guy simply because he had applied earlier than another applicant, a Greyhound bus driver.

3) What is the main economic driver of the market— travel & tourism or some other industry?

- Lower property values- Everyone is mad- Board credibility is shot- Owners stop paying dues- The cycle repeats
